Interactive property sales
In addition to traditional private sales or auctions, we offer our clients the option of selling via
a so-called interactive sale – a ‘vente en immo-interactif®’.
This online tender sales process was developed by the notarial profession in the 2000s.
Originally known as ‘Vente Notariale Interactive’, it is now referred to as ‘vente en immo-
interactif®’, a registered trademark owned by all notaries in France.
How it works:
This tool gathers potential buyers in a virtual auction room for a period of 24 hours, during which they can submit successive purchase offers.
The immo-interactif® sales process:
The process starts a few weeks earlier when we provide the seller with a valuation of the property and agree on a sales strategy with them. A specific listing agreement is then signed. At the same time, we gather all the necessary documents to prepare the property sales file and agree on a timeline for the sale with the seller. An advertisement is then posted on the website www.immobilier.notaires.fr.
It is published on the main online property listing websites and, where applicable, in the print media.
We organise group viewings at fixed dates and times. Once they have viewed the property, interested parties can then express their wish to participate in the sale via immo-interactif ®. At that point, we send them an application form which they must complete for validation.
Approved candidates may then submit their purchase offers online on the specified date. The anonymity of the candidates is ensured by the allocation of a unique number to each of them. Once the tender submission period has closed, the seller is free to select the buyer based on the offered price and the information provided by the prospective buyer, particularly regarding their financing arrangements. The process then proceeds as a standard sale, culminating in the signing of a preliminary sales agreement, followed by the final sales deed once the conditions precedent have been satisfied.
